Land can be a difficult commodity to sell. Here is why:

Uncertainty. With a house, there is less uncertainty to deal with- if there is functional utilities a sound structure and regular upkeep, it can be straightforward what you are getting. With land, there is the possibility a home cannot be built, there is flood plain possibility, zoning regulations, utility service to be installed plus permitting and municipal rules to consider for a buyer. Vacant land is a fresh slate, but with that comes uncertainty.
